Where should I buy a property to let?

Where should I buy in SpainWhen considering buying a holiday home in Spain with the intention of letting it out, there are a number of things to keep in mind as the end purpose will, to some extent, dictate your choice of location.

For example, will your holiday home be mainly for long term rentals where you would rarely visit, or would you prefer to use your holiday home yourself occasionally and maximize the rental income when you're not there?

With the answers to these two main questions in mind you should also think about the following points:

  • Research, research and then research again. Use the internet and visit the area you are interested in to get a feel for what your paying guests will be experiencing.

  • If you want maximum occupancy, then a location which is popular with holidaymakers is the obvious choice as demand for accommodation in these areas often outstrips supply.

  • Coastal resorts, cities and areas near to golf courses tend to be the most popular destinations for holidaymakers.

  • If budget is an issue, then consider some of the beautiful Spanish villages a little further inland, away from the coast. Even just 30-40 km could save you thousands of euros.

  • Consider the letting season: the sunnier, southerly regions and the Canary Islands enjoy demand for most of the year.

  • Find out how your guests could get to your holiday home. How near to international airports would you want it to be. Much more than 1 hours drive may put people off.

  • How well are the airports in your chosen area served,  for example, what alternatives are there if an airline stops their route there.

  • If you plan to use your new holiday home, it's a good idea to choose a location that you would want to spend your holiday in.
