Glossary of Useful Spanish Terms

Never has it been more important to learn Spanish than it is today. According to the ‘Instituto Cervantes’ the Spanish Language is the second world
language as a vehicle of international communication and the third as an international language of politics, economics and culture.

- Abogado - lawyer or solicitor
- Apostilli - an official stamp on the document which certifies the signature
- Ayuntamiento - city or town hall
- Certificado registral - Certificate informing about debts of a specific property
- Comprador - buyer
- Contrato privado de compraventa - contract
- Documento privado - private document
- Documento público - public document
- Escritura - notarised deed of sale
- Euribor - Euro Interbank Offered Rate
- Hipoteca - mortgage
- Honorarios - fees
- Impuesto sobre Bienes Inmuebles - yearly property tax
- Impuesto sobre el patrimonio - capital gains tax
- Impuesto - tax
- Inmobiliaria - estate agent office
- ITP - transfer tax payable when buying a re-sale property
- IVA - VAT
- Libre de cargas - free of debts
- Libro del edificio - documents which must be handed over by the promoter when building is finished
- NIE - tax identification required by all foreign property owners in Spain
- Nota simple - Property register
- Notario - Notary who handles all the conveyance work for property sales
- Poder - power of attorney
- Primera copia - signed original of the escritura or a certified copy
- Representante fiscal - Official tax representative of foreigner
- Valor Catastral - assessed value of property for tax purposes
- Vendedor - seller
